Blinds & awnings for Bantry Bay

Sharing Clifton's Atlantic flank, but apartments rather than houses for the most part — a different install brief, the same low, hard afternoon sun.

Stacked on the cliff, built for one view

Bantry Bay is dominated by multi-storey apartment blocks built from the 1960s onward, tiered up the cliff face directly off Kloof Road, alongside a handful of architect-designed houses squeezed onto the narrow stands between them. Almost every unit faces west or south-west for a direct, uninterrupted line to the Atlantic — full afternoon sun and reflected sea-light hit the glazing hard through summer. A Bantry Bay brief usually comes down to sunscreen roller blinds across the balcony sliders, with external venetian blinds added where a wall of glass takes the sun square-on and the block's rules allow something fixed outside.

One of the more sheltered pockets on the peninsula — within limits

Bantry Bay is generally regarded as one of Cape Town's more wind-sheltered stretches, tucked below Lion's Head and out of the direct line of the south-easter that hits the False Bay side. It's still a cliff-edge position: balconies and upper floors catch far more wind than a ground-floor unit sitting behind a windbreak of surrounding buildings, so we spec accordingly rather than assuming the shelter applies evenly across a block.

Fitting into a body corporate, not just a window

A number of Bantry Bay's blocks are run through a body corporate, so we confirm facade and balcony rules for anything mounted outside before finalising a spec, and we work around basement parking and the lack of front-garden access when it comes to delivery. Salt-rated hardware and sealed cassettes are standard on anything outside, the same as everywhere else on this stretch of coast.
